Whether your home is newly built or previously occupied, a home inspection will give you an insight as to the condition of your home so that you can prepare for repairs/replacements as necessary, or if you have a new home, have your builder carry out those ‘fixes’ before your 1 year warranty expires.

You should arrange to have your home inspection done within a few days of your accepted contract date, so that any major issues can be worked out with the seller during the early stages of the purchase process.

Per Single Family Unit, Regardless of size or age.

The inspection itself can take from 1-4 hours depending on the size of the home and you are advised and encouraged to be present for at least some of that time so that you can see any faults with the home and ask questions if you wish.  You will also have a pre-inspection agreement to sign which outlines the scope and price of the inspection.

When the inspection is done, you will receive a full color report identifying any potential hazards or things that need to be fixed right away.  Your report will also comment on the condition of some areas that are not necessarily requiring attention now, but that may need some repair or replacement in the future.
